Instructions were received to prepare a Schedule of Dilapidations (a formal report that provides a precise breakdown of repairs that must be scheduled to reinstate a property to its original condition as stated in the lease agreement) for the Landlord of an industrial unit.
Our Building Surveyor concluded a Quantified Demand (a document which is sent to the tenant which sets out details of the landlord’s dilapidations claim and costings) of £71,000.
The former Tenant’s response was £39,000. They were of the view that many of the works would not be value affective as they concluded the property was likely to be converted from offices to residential.
Our Diminution Overview (the loss of value) confirmed that the property would remain as offices and that there was still sufficient demand as vacated. Therefore, very little of the costed claim would be superseded.
As a result, we were able to reach a settlement of £56,500 enabling our client (the Landlord) to undertake the works and achieve swift disposal, minimising holding costs (rent void, rates etc).
