Instructions were received from an office Tenant to negotiate a dilapidations claim on their former premises.
The Landlord had served a Claim totalling £200,000
Our Consultant Building Surveyor’s response was at £80,000 - £90,000.
Our Diminution Valuation provided a range of £40-£50,000. This was due to the following:
a) A sub-tenant remained on the ground floor and had agreed terms for a new lease, thus taking on any wants of repair/redecoration/ reinstatement
b) Certain works claimed by the Landlord will be superseded by inevitable improvement works required to relet an office in this location. This included replacing the outmoded lighting with modern LED’s and installing air conditioning throughout .
Using this knowledge enabled us to reach a full and final settlement of £65,000.
