We were instructed to act on behalf of a Tenant to negotiate a dilapidations claim for an end-terrace industrial unit in an established industrial location.
The Landlord's (Cost of Works) claim by the Building Surveyor was £15,000. Our Building Surveyor’s response was a total sum of £3,295.
The above opposing figures between Building Surveyors ordinarily set the parameters, with the eventual settlement sum, therefore, commonly being around the midpoint (£9k in this instance). However, as we are the only dilapidations consultancy which also employs specialist Valuation Surveyors who, at no additional fee, automatically apply the law which caps payments to the lower impact on the property’s value, we secure lowest achievable settlement sums.
The agreed settlement was £3,295, saving the tenant £11,705!
Our Valuer confirmed that modernisation works were required to optimise lettability and that these works would supersede many of the claimed dilapidations items.
